For most of us, the purchase of a home is the most important financial commitment we will make in our lifetime.

Our goal is not only to find you the right home, in the right location at the right price, but to make the entire experience less stressful for you. It is possible to find a home on your own by attending open houses and searching through the weekend ads. But more often than not you will waste a lot of time and effort visiting homes that aren't right for you.

So we recommend you put us to work for you. As a buyer working with a REALTOR® there is no cost to you, as the REALTOR® is paid by the Seller through the proceeds of the sale. The only commitment on your behalf is that you remain loyal to us as long as we continue to earn your trust.

Talk to us about establishing a buyer profile.

We will work very hard to make your next home purchase as easy as possible so that you are not only "wowed" by the service we provided you, but that you recommend us to your family and friends. Repeat and referral business is the greatest compliment you can pay a REALTOR® and we are confident you will want your friends and family to enjoy the same honest, professional service as you did.

1. Establishing a Buyer Profile

In the past few years the internet has changed the way in which most businesses operate. Real Estate is no exception. Establishing a "Buyer Profile" in the REALTOR® MLS® system we truly believe, is the very best way possible for buyers to quickly and easily find the home of their dreams.

How it works
  • 1)
We work with you to determine your wants and needs. I.e., price range, area, number of bedrooms, etc…
  • 2)
We establish a profile using the information you provided within the MLS® system
-
When first completed you are sent an email with all active listings that meet the criteria you established
-
After this you are automatically sent an email the instant in which new listings come on line that meet your criteria
  • 3)
We suggest you drive by to pre-qualify the property
  • 4)
You call us when you see a listing that looks interesting
  • 5)
Together we view the listing

The Advantages
You are notified as soon as a new listing hits the market that meets the criteria established in your profile. This allows you to get the jump on new listings before they hit the weekend papers.
We all lead busy lives. This method offers a fool proof means of only looking at homes or properties that will meet your needs, saving you much time and effort.
It takes the stress out of you searching through REALTOR®.ca and the weekend papers and avoids your Real Estate agent calling you at inopportune times. (We like that also)

This method certainly does not replace good old fashion digging by your Real Estate professional. As sales people for the largest Real Estate brokerage in Kingston, we quite often hear of new listings before they hit the market or of deals to be had due to extenuating circumstances. But it does offer an alternative for buyers with busy lives to stay on top of new listings as they hit the market.

2. Our commitment to buyers

We will work with you to determine your wants and needs in a home
We will search the Multiple Listings Service ® and For Sale by Owners for homes that may be of interest
We will set up appointments and accompany you on viewings
We will provide mortgage qualification assistance
We will assist you in the selection of mortgage professionals, legal council and home inspection companies as required
We will provide market analysis of comparable homes to establish value
We will assist you in preparing the offer to purchase
We will negotiate with sellers on your behalf
We will schedule appointments to provide access to the property for inspectors and appraisers
We will prepare documentation to be forwarded to your solicitor
We will be available after closing

3. When is right time to buy?

There are varying opinions regarding when it is a good time to purchase a home. This is especially hard to determine when the market seems to be changing frequently as it has in the past few years. Unfortunately no one seems to have the secret to accurately predict when the market will peak or reach a low point. However, Real Estate ownership will always be one of the best investment strategies available to you.

Rather than trying to second guess the market, it is always best to remember that the primary purpose of owning a home is to provide you and your family with a comfortable place to live.

The best time to purchase a home is when you are financially able to do so.

4. What can I afford?

Your decision to buy should include an assessment of your financial situation and how well you manage your money. As a rule your monthly housing costs should not be more than 32% of your gross household income. Housing costs include monthly principal and interest, taxes and heating costs. While this provides an easy to understand threshold for determining if you can afford to purchase, we recommend that you meet with a qualified Mortgage professional, whether at your own bank or a mortgage broker, before you begin your search for a home. There is nothing more disappointing than finding that perfect home to discover you can't afford it. A skilled mortgage professional will help you to understand:

How much you can afford
The down payment required
What your monthly payments will be
Other costs
